Why Spanish homes are prone to damp
Damp in Spain is not a sign that you bought a bad house — it is largely a product of how, and for what climate, Spanish homes were built. A few features come up again and again:
- Solid walls in older properties. Village houses, rural fincas and many older townhouses were built with solid stone, brick or block walls — no cavity, and often no damp-proof course (DPC) at the base of the wall. Rising damp
Rising damp is ground moisture wicking up through a wall that has no damp-proof course, or one that has failed or been bridged. It is most common in older village and rural properties with solid walls sitting directly on the ground. What causes subsidence in Spanish homes
Subsidence is the downward movement of the ground supporting a building, which drags part of the structure down with it and opens up cracks. It is a different problem from damp, but in Spain the two share some causes — water in the wrong place — and both worry buyers for the same reason: they raise the spectre of expensive structural work.
The usual triggers are:
- Shrink–swell clay soils. Clay-rich ground expands when wet and shrinks as it dries. Spain's long, hot, increasingly drought-prone summers dry clay soils deeply; autumn rains swell them again. A building whose foundations sit on clay can be lifted and dropped fractionally with each cycle, and prolonged drought can cause enough shrinkage for part of a foundation to lose support. Where the Consorcio de Compensación de Seguros fits in
Spain handles catastrophe risks in an unusual and rather elegant way. A public body, the Consorcio de Compensación de Seguros (CCS), compensates damage from defined extraordinary risks — extraordinary flooding, earthquakes, tsunamis, volcanic eruptions, atypical cyclonic storms and falling meteorites, plus certain political and social events such as terrorism. The system is funded by a small surcharge collected through ordinary insurance policies, which is why holding an in-force home policy is what brings you inside this protection.
For this article, the boundaries matter as much as the cover. Based on the CCS's own published coverage and exclusions:

If you are buying a new or recent build, Spanish law gives you a structured set of protections under the Building Act, Ley 38/1999 de Ordenación de la Edificación (LOE). Article 17 sets three liability periods for building defects:

Everyday habits against condensation
- Ventilate daily. The Spanish habit of throwing windows open for ten minutes each morning — ventilar — exists for a reason. Cross-ventilation briefly swaps humid indoor air for drier outdoor air without chilling the walls.
